Abstract摘要

本文主要研究了制约我国房地产售后回租发展的因素,发现制约我国企业房地产售后回租发展的主要因素包括税收、经济形势、金融市场不成熟、政府土地政策、企业意见僵化等。美国是制约我国企业房地产售后回租发展的最重要因素,其次是经济形势、金融市场不成熟、政府土地政策、企业意见僵化。促进我国企业房地产售后回租发展的主要因素包括税收优惠政策支持、优化征信体系、政府鼓励和公布审批流程、交易流程、研究和研究等方面的清晰综合信息,以展示企业房地产售后回租的全面介绍。关于交易双方的利弊,我国企业房地产售后回租发展的最重要因素是税收优惠政策支持,其次是优化征信制度,政府鼓励和公布审批程序的清晰、全面信息。S、交易流程、研究和研究,全面介绍了交易双方的优缺点。

This is paper mainly research the factors that limitation the development of real estate sale and leaseback in China, and found the mainly factors that limitation development of corporate real estate sale and leaseback in China includes Tax、economy situation、immature financial market、government land policy、inflexible enterprises’ opinions. The mainly factors improve development of corporate real estate sale and leaseback in China includes Tax preference policy support、Try to optimize credit reporting system、Government to encourage and publish the clear and comprehensive information about approval process, transaction flow、Research and study to show the comprehensive introduction about advantages and disadvantages for both side of transaction, the most important factors improve development of corporate real estate sale and leaseback in China is Tax preference policy support, then are Try to optimize credit reporting system, Government to encourage and publish the clear and comprehensive information about approval process, transaction flow、Research and study to show the comprehensive introduction about advantages and disadvantages for both side of transaction.

1 Introduction

1.1Research background

Real estate is an important industry plays a fundamental and guiding in our national economy; it is also the national economy pillar industry. With the development of economy, the Chinese estate industry has been rapidly development, the real estate investment increased form 1.05trillion CNY in 2003 to9.53trillion CNY in 2014, a CAGR (Compound Average Growth Rate) of 22.50%. In 2013, Chinese commercial housing sales area of 1.3billion square meters, sales exceeded 8 trillion CNY. Compare to USA, the investment of real estate in China growth since 2000, while the investment of real estate in USA decrease since 2008, due to the finance crisis.

6 Conclusions

This is paper mainly research the factors that limitation the development of real estate sale and leaseback in China, and found the mainly factors that limitation development of corporate real estate sale and leaseback in China includes Tax、economy situation、immature financial market、government land policy、inflexible enterprises’ opinions. The most important factors that limitation development of corporate real estate sale and leaseback in China is tax, then is economy situation、immature financial market、government land policy、inflexible enterprises’ opinions.
